I have found that landowners have many different expectations from their land. Their goals and uses vary widely. One very important factor they all have in common is that they all have a great desire to be good stewards of the land. Our goal is to understand the landowner and develop a plan to help them succeed in accomplishing their goals and help them be the best steward they can be.
Each and every property is unique and has special character. Our expertise is to take the landowner’s wants, needs or vision and incorporate it into the property. We try to make it unique and special to reflect the land and the landowner’s personality. Depending on what the landowner’s goals are, we can manipulate the habitat to enhance character and the value of the property. Value is achieved in many different forms.
Some landowners want strictly monetary returns from their investment. The other end of the spectrum is aesthetics and non monetary rewards. Most of the time we see a mixture of goals with emphasis on a particular area of interest, such as wildlife, timber, aesthetics, home place or recreation. Many people are specific in managing for one species of wildlife while others want as much diversity as possible.
Understanding the landowner’s expectations is the first step in the process. We then evaluate the habitat and the unique characteristics of the land. A plan that utilizes a multi-use approach is developed. We agree on the plan of action and then implement the plan. This process could take a few weeks of habitat manipulation to several years creating a multi layered, intensively managed, highly diversified comprehensive management plan. The path we take depends on property characteristics, wildlife species we are trying to manage, and the existing habitat we have to work with.
Different species of wildlife require different habitat. A more aggressive income property may require a high intensity of managed pine plantations. Preserving character and aesthetics requires particular care in preserving or maintaining buffers, hardwood drains and edge. Access is another very important factor that serves as a multi purpose tool. Where and how to install roads for low maintenance, doubling as food plots and firebreaks and water management are all factors in a successful plan. All of these things are incorporated into management objectives and carefully mapped or defined.
We try our best to bring all of these factors together to enhance your experience and goals on your property. We would certainly like the opportunity to talk with you and share ideas about your property. You are welcome to call us at Green Hill Land & Timber.
